Historically, a Realtor® and Real Estate Brokerage represented only the sellers in every transaction. The sellers hired the Realtor® and paid the commissions and it was the responsibility of the Realtor® to protect sellers' interests and negotiate the highest possible selling price.

Even if the Realtor® was showing property to the prospective buyers and may not have even met the seller, it was still the Realtor's® legal obligation to represent the interests of the sellers.

Today, as a buyer, you are entitled to exclusive representation separate from that of the listing agent (seller's agent). Sprado Realty is a "single agency brokerage" which means we only represent one side in any transaction, usually the buyer, to ensure you get full disclosure and that your concerns and interest are represented without any possible conflict of interest.
